						<section><p>If the <span class="dictionary">landlord</span> acts in willful violation of &#xA7;&#xA0;<a class="law" title="Landlord's obligations" href="/55.1-1303/">55.1-1303</a>, <a class="law" title="Demands and charges prohibited; access by tenant's guest or invitee; purchases by manufactured home owner not restricted; exception; conditions of occupancy" href="/55.1-1306/">55.1-1306</a>, <a class="law" title="Sale or lease of manufactured home by manufactured home owner" href="/55.1-1310/">55.1-1310</a>, or <a class="law" title="Retaliatory conduct prohibited" href="/55.1-1314/">55.1-1314</a> or if the <span class="dictionary">landlord</span> fails to provide a written, dated <span class="dictionary">rental agreement</span>, the <span class="dictionary">tenant</span> is entitled to recover from the <span class="dictionary">landlord</span> an amount equal to the greater of either the <span class="dictionary">tenant</span>&#x2019;s monthly rental payment at the time of the violation or actual <span class="dictionary">damages</span> and reasonable attorney fees.</p></section></text><history>1986, c. 586, &#xA7; 55-248.51; 2019, c. 712.</history><metadata></metadata></law>
