DEED VALID FOR GRANTOR&#8217;S RIGHT; OPERATION OF WARRANTY (§ 55.1-109)

A writing that purports to pass or assure a greater right or interest in real
estate than the person making it may lawfully pass or assure shall operate as an
alienation of such right or interest in such real estate as such person might
lawfully convey or assure; and when the deed of the alienor mentions that he and
his heirs will warrant what it purports to pass or assure, if anything descends
from him, his heirs shall be barred for the value of what is so descended or
liable for such value.
